Two Fifty One Southwark Bridge Road

Overview

Developed by Oakmayne Properties, Two Fifty- One Southwark Bridge Road is a landmark skyscraper with 40 floors dominating this rapidly developing area of Southbank, London. Following handover, Kinleigh Folkard & Hayward (KFH) was appointed for the ongoing management of the estate, which included 355 high spec apartments.

One of the many features of the development was the hi-tech heating and hot water solution, which was skilfully designed to deliver economic and environmental benefits – an increasingly relevant and important consideration for residents.

The inherent sophistication of the heat network allowed residents to benefit from the latest technologically advanced system, i.e., accessing heating and hot water from the network and only paying for actual usage, allowing KFH to monitor and optimise efficiencies that would reduce heat losses through data collection and analysis.

Challenges Faced

The challenge of billing for the heat supply was not a conventional one, as many residents would have little to no experience of heat networks, with the potential for widespread, significant misunderstanding between residents and management.

Therefore, careful implementation was required to ensure a smooth introduction of the tenant billing platform. For example, this took the form of a ‘welcome pack’ that explained to the incoming resident all aspects of the platform in a clear and concise way.

Our Solutions

Data Energy provided the management team with ongoing support that allowed the billing platform to be operated seamlessly.

We issued all residents with literature detailing how a heat network works and how they will be charged.

Impact

Our structured delivery of the billing platform with an enhanced level of tenant awareness reduced demands made on the property managers
